South Hill Traditional Neighborhood Development SEQRA services for the Town of Ithaca

The Town of Ithaca Comprehensive Plan (2014) envisions compact, walkable mixed-use neighborhoods (new urban/traditional neighborhood development) in emerging growth areas close to major employers and activity hubs.
The South Hill Traditional Neighborhood Development (TND) area has been envisioned as such an area in the Town of Ithaca since 2014. The South Hill TND occupies ±167 acres about two miles south of downtown Ithaca (city); the area is bordered by the Ithaca College campus and natural lands, Buttermilk Falls State Park, and Namgyal Monastery (North American seat of the
Dalai Lama).
The Town has completed drafting its Regulating Plan process and is moving towards the next step of adopting the Regulating Plan. Details at https://townithacany.gov/south-hill-tnd.
The Town of Ithaca is seeking qualifications from firms that have demonstrated expertise in one
or more of the following areas:
Design and Engineering – including but not limited to, firms that can perform:
• Landscape Architecture
• Existing Conditions Studies
• Street Network Phasing
• Grading/Drainage Planning
• Utility Plans and Needs Assessments
Environmental Review – including, but not limited to, firms that can perform:
• Environmental Impact Assessments Pursuant to SEQR and NEPA
• Environmental Planning and Analysis
Transportation Planning – including, but not limited to, firms that can perform:
• Land Use/Transport Planning
• Traffic Impact Studies
• Travel Demand Forecasting
